KTGY Architecture + Planning Earns Coveted Gold Nugget Honors for Exceptional Concepts in Design and Planning
IRVINE, Calif. – Judges for the 2018 Gold Nugget Awards have recognized international award-winning firm KTGY Architecture + Planning at its annual competition for the firm’s design of 13 different residential developments. The awards program honors architectural design and planning excellence and draws entries from throughout the United States and international. Chosen from the elite pool of Merit Award winners, Grand Awards were announced on June 28 as a feature highlight of PCBC®, the nation’s largest regional conference and trade show for the real estate development field.

The new senior housing community is designed to deliver an assisted living community that boasts high-level design, community connectivity, and the ability to seamlessly transition into the memory care community next door when the need arises. The new building will be constructed on a surface parking lot serving the adjacent historic office building being renovated by the same developer. New construction references the materials and geometry of the 1920s era craftsmanship, seen in the adjacent building, in a modern metal-clad facade with perforated panels. Companion buildings offer city living for seniors with a continuum of care, ranging from assisted living to memory care. Shared garage and separate circulation lobbies allow for efficient movement to both buildings while preserving their unique identities. The use of glazing is extensive and creates a light-filled atmosphere. The building engages the city in three distinct expressions: a grand lobby at the street level, the second level terrace which serves as the building’s front porch, and a rooftop garden and terrace with long views to the ocean. This new senior community is planned so residents have vibrant common living areas that combine with the retreat of private rooms to make a home. Luminaira’s primary goal was to create a sustainable, affordable neighborhood that is indistinguishable from market-rate housing. Inspired by Irving Gill architecture, the design boasts clean lines, elegant proportions, a neutral color palette and arched entries that establish a sense of arrival. The stacked flat apartments feature tuck-under garages to maximize outdoor space and community areas as well as provide parking for guests. Spacious two- and three-bedroom floor plans range in size from approximately 809 – 1,119 square feet. Each apartment home features a fully-equipped gourmet kitchen with Energy Star refrigerator and dishwasher, solid-surface countertops,
hardwood plank-style flooring, ceiling fans, large closets, some paid utilities, and outdoor private space. Residents have access to a social services center, complete with kitchen, media lounge, computer center, mailroom and play area.
