A Closer Look at Proposed Developments Near The Outlets at Orange

Developer, Greenlaw Partners, proposes to construct a collection of residential developments with a total of 821 apartment units along with a hotel next to The Outlets at Orange. 
Located in the City of Orange, the project sites abut Chapman Avenue and Lewis Street. Greenlaw Partners proposes to construct three apartment buildings on three separate project sites and is collectively known as the Orange Collection. The project involves reusing the surface parking to create infill development. The project sites currently have office buildings which are not a part of this project.

Chapman Apartments:

This project site (5.79 acre) is located north-west of the Outlets at Orange and is near the intersection of Chapman Avenue and Lewis Street. This project involves a proposed five story apartment building with a total of 277 units. The height of the five story building will be up to 65 feet tall, 70 feet when including stairwell structure and 75 feet when including the elevator shaft. Parking will be provided in a six level structure with a total of about 510 vehicle parking spaces (five above ground and one below ground) that is wrapped around by the apartment building. An additional separate parking structure will be constructed for the existing eight story office building located at 3800 West Chapman Avenue. The site plan below shows the existing office building to the left and the proposed five story apartment to the right of the office building. Additionally, below the office building site, is the proposed seven level parking structure with a total of about 688 vehicle parking spaces.

City Parkway Apartments:

The proposed project site abuts Lewis Street and is west of the The Outlets at Orange. The project site is 8.95 acre and the developer proposes a five story apartment building (height up to 60 feet tall, up to 67 feet tall with stairwell structure, and up to 80 feet tall with elevator shaft) with a total of 213 apartment units. Parking will be provided with a six level parking structure (five above ground and one below ground) with a total of about 392 vehicle parking spaces that will be wrapped around by the apartment building. A separate parking garage is also proposed for the existing office tenants which the three office buildings are not a part of this project.

The site plan below shows the project site. The existing office buildings are at the southern portion of the site and the proposed five story apartment building is at the top. In between these two, is the separate 4.5 level parking structure (a total of about 607 vehicle parking spaces) for the existing office buildings.

City Plaza Apartments and Hotel:
The City Parkway site is located west adjacent to The Outlets at Orange and abuts Metropolitan Drive. The proposed project site is 11.30 acres and the developer proposes to construct a residential apartment building, hotel building, and a separate parking structure for the existing 18 story office tenants, customers at The Outlets at Orange, and additional parking for the proposed hotel.

The below site plan shows the proposed hotel location will be at the southern portion of the site and the five story apartment building at the northern portion of the site abutting City Boulevard West. In between these and the existing office tower, is the location of the proposed separate parking structure.

Residential:

The developer proposes a five story apartment building (height up to 60 feet tall, 67 feet tall with stairwell structure, and 74 feet tall with elevator shaft) with a total of 331 apartment units. Parking will be provided by an up-to seven-level parking structure (up to 1.5 will be below ground) which is wrapped around by the apartment building.

City Parkway Hotel: 

The developer proposes a six story hotel building with a total of up to 165 hotel rooms. The hotel room type breakdown is not available at this time. Parking for the hotel would be primarily provided for through surface parking at a total of 165 vehicle parking spaces. Additionally, 29 vehicle parking spaces would be allocated as overflow in the separate parking structure.

Standalone Parking Structure:

The architect of the project is KTGY Group, Inc. who was also the architect for the recently completed Uptown Orange located east of The Outlet at Orange abutting The City Drive. Uptown Orange was developed by AMLI Residential.
